All units feature free WiFi, color LCD TV with remote, refrigerator, microwave, Kuerig coffee maker air conditioning and heat. We also have a heated mineral salts pool, free ice, and free parking on premises. Contact us with your specific needs. All rooms are non-smoking. In order to guarantee reservations, a deposit is required, in the amount of 50 percent, unless you are staying only 1 night, the deposit amount will be 100 percent. The balance is due upon arrival. The arrival and departure dates are understood to be definite.

PLEASE REVIEW THE FOLLOWING POLICIES:

*Reservations – Your arrival and departure dates are understood to be definite. Check in: 3PM Check out: 10AM. Early check in and check out is at noon, and is available for a $35 fee, and may not be available at all times. Any date changes (removing nights or changing dates) are subject to a $25 service fee.

*Credit Card Authorization, Cash, and Deposits – A credit card is required on file to charge for 50% reservation deposit, arrival deposits, given room rate, taxes, and for incidental reasons even if paying cash. Any credit card given to us may be charged for damages, fees, etc.

*Cancellations – cancellations made more than 14 days prior to the arrival date will incur a $75 cancellation fee. Cancellations less than 14 days will result in forfeiture of your deposit.

*Extra Person Charges (per night, after 2 persons) – $35. for guests age 17 and older. No additional person charge for guests age 16 or younger. All rates subject to 9% Maine Lodging Tax.

Please note we will not be providing daily housekeeping service due to the labor shortage all of Old Orchard Beach is experiencing. We apologize for this situation but it is out of our control. We will automatically add a $10 per stay (not per day) Housekeeper Gratuity which we give 100% to our dedicated and hard working staff. Thank you.

*Refunds – Sorry, but there are no refunds on early departures.

*Parking – Please note that there is only 1 guaranteed parking spot per room. Additional vehicles will need to be parked off-site during your stay. There is parking close by for extra vehicles.

*Pet policy – sorry, we do not allow pets.

*Smoking – To accommodate all of our guests there is no smoking allowed in any room. The State of Maine permits hotel owners to charge cleaning fees for people who smoke in a smoke-free room. Also, there is no smoking on the property. If you must smoke, you will have to do so at least 15 feet away from the property. If smoke in the room, you will be charged a cleaning fee of $250.00. Thank you for your cooperation.

*Age Policy – You must be 21 years of age or older to check in. Reservations are subject to refusal upon arrival if guest is under age 21.

*Noise – Quiet time is 10pm. NO exceptions, which is for the benefit and comfort of all our guests. Violators will be removed from the property and NO REFUND will be given.
